PAYMENT PLAN:
This mode of payment means that you are paying out
rightly and it attracts a discount of 10% i.e you would be paying
#540,000
instead of #600,000. It is usually recommended for investors/speculators
such
that they can resell the land shortly after the promo and make a certain
percentage return on investment. E.g you bought at #540,000 and sold at
#850,000
or #900,000. So it is recommended not only for big time players in the
real
estate market, but also for those who have the means and desires to
secure
their plot immediately. It also saves time and all your documents would
be
processed instantly.
LONG-TERM/INSTALMENTAL
PAYMENT
PLAN:
This mode of
payment is done instalmentally with a minimum of #30,000 per month
spread over
a period of 20 months. The Client can choose any other figure that is
convenient for him/her, but it must not be less that #30,000 p/m. If for
any
reason the Client would not be able to redeem any month, he/she must
inform the
company through his/her estate manager before the due date. If the
Client
abandons payment for a period of 6 consecutive months, such would be
deemed as
implied breach and abandonment of contract on the part of the Client,
and such
contracts becomes voidable at the instance of the company. If for any
reason
the client wants to withdraw from the long-term payment plan, he/she can
do so
on the condition that 20% would be deducted from his/her payments as
administrative charges, provided a Client cannot withdraw from a
contract after
50% of the payment plan has been executed.
This
mode
of payment is usually recommended for long-term investors, those that
have
the intention of developing the property in the long run, or those that
want to
secure their children’s future through real estate. It is also
recommended for
civil servants or low income earners who don’t really have the means to
do an
outright payment plan.
OTHER
CHARGES:
Survey Plan: #80,000 for each plot and #20,000
for legal processing fee for the C of O. Note that these payments can be
made
after purchase of the land, it is not compulsory to pay it along with
the promo
price. But for you to be issued with survey plan and individual C of O,
these
payments must be made.
